About the job Void Works Surveyor

Woking, Surrey (primarily desk-based, with occasional site visits)

£38,000 - £48,000 dependent on experience

Permanent, full-time

Are you an experienced Surveyor with a strong background in residential property refurbishment? Do you have the technical expertise to deliver large-scale housing projects while ensuring value for money and compliance? If so, we would like to hear from you.

We are seeking a Void Works Pricing Surveyor to support the acquisition and refurbishment of residential properties, transforming void and street-purchased homes into safe, high-quality, and energy-efficient rental accommodation for local authorities and housing providers.

Working at scale (c. 1,000 homes per year), you will play a pivotal role in reviewing surveys, developing scopes of work, validating contractor pricing, and ensuring properties meet EPC C standards. This is a primarily desk-based role using innovative digital tools and virtual project management platforms, with occasional site visits to oversee inspections and contractor reviews.

What you'll be doing:

  • Reviewing digital property surveys and developing detailed scopes of work for refurbishment projects (£20,000 - £40,000 per property).
  • Ensuring homes meet EPC C standards, building regulations, and Fit to Let requirements.
  • Validating contractor pricing against schedules of rates (NHF and internal) to guarantee value for money.
  • Managing projects through digital platforms (e.g. Iris) to track progress, approve milestones, and maintain accurate records.
  • Liaising with local authorities, housing providers, and contractors to secure approvals and drive housing delivery targets.
  • Supporting continuous improvement by championing technology-led practices.

What we are looking for:

  • Proven experience in large-scale residential refurbishment.
  • Strong technical knowledge of construction, compliance, and energy efficiency improvements.
  • Commercial acumen, with experience validating contractor pricing and managing budgets.
  • Proficiency in technology-led project management and digital survey tools.
  • Excellent communication and organisational skills, with the ability to influence stakeholders remotely.

Desirable (but not essential):

  • RICS qualification (Building Surveying or Quantity Surveying) or equivalent.
  • Experience in the affordable housing sector or with local authorities.
  • Familiarity with void property management and Fit to Let standards.

If you're ready to use your expertise to help deliver thousands of affordable, energy-efficient homes across the UK, we would love to hear from you.
