We are seeking a highly disciplined Lead Generation Specialist to build clean, compliant, and actionable call lists for real estate outreach. This role is not about scraping volume, it is about accuracy, verification, segmentation, and repeatability. Success is measured by connect rate, usability of data, and operational reliability.

Objectives of this role:

  • To source, validate, and maintain high-quality, compliant real estate contact data

  • To deliver clean, dial-ready, and well-segmented lists that directly support outbound calling

  • To continuously improve list quality based on performance feedback and results

Responsibilities:

  • Source property and ownership data from multiple verified public and private sources

  • Cross-verify ownership, occupancy, and contact information

  • De-duplicate and normalize records across datasets

  • Validate phone numbers, flag DNC entries, and identify landline vs mobile

  • Segment data into prioritized tiers (A/B/C) based on call strategy

  • Apply call-reason tagging (estate, equity, expired, landlord, etc.)

  • Deliver dialer-ready lists formatted for CRM and calling tools

  • Maintain documentation of sources, assumptions, and methodology

  • Refresh and reproduce lists on a recurring schedule

  • Respond quickly to feedback when agents flag bad or unusable data

  • Ensure all data sourcing aligns with TCPA and applicable calling regulations

Required Skills and Qualifications:

  • Proven experience in data sourcing, scraping, or list building (required)

  • Strong understanding of data hygiene and validation best practices

  • Experience working with U.S. based datasets and public records

  • High proficiency in Excel or Google Sheets (filters, formulas, cleanup)

  • Strong attention to detail and accuracy

  • Ability to explain sourcing logic clearly in plain English

  • Comfortable working independently with minimal direction

Preferred Skills and Qualifications

  • Experience with NYC or U.S. real estate data sources

  • Familiarity with:
    • Property tax rolls / ACRIS

    • DOB & HPD records

    • Co-op/condo offering plans

    • StreetEasy, Zillow, Redfin trend analysis

    • LLC lookups (NY Dept. of State)

    • Probate or estate indicators (where legal)

  • Experience mapping data into CRMs (HubSpot, Salesforce, Domicile, etc.)

  • Experience formatting lists for dialers (Mojo, CallTools, Vulcan7)

  • Exposure to skip-tracing or data enrichment tools

  • Basic SQL or Python (strong plus, not required)

  • College degree (preferred, not required)
