Business Development Manager – NSW Residential Construction (Remote)

OutsourcedIn is partnering with a NSW-based residential building company to hire an experienced Business Development Manager (BDM) to manage the full end-to-end sales cycle for residential construction projects across New South Wales.

This is a fully remote role responsible for generating opportunities, qualifying prospects, presenting proposals, negotiating, and converting clients into signed building contracts.

Candidates must have proven experience selling within the Australian residential building and construction industry and a strong understanding of NSW build pathways, pricing structures, and client decision timelines.

Role Overview

The BDM will take full ownership of the residential sales cycle — from opportunity generation through to signed contracts and handover to the pre-construction team.

This role carries revenue responsibility and requires strong commercial acumen, negotiation skills, and pipeline discipline.

Key Responsibilities

Lead Generation & Opportunity Creation

  • Generate new residential construction opportunities through:

    • Referrals and networking

    • Database outreach

    • Inbound enquiry management

    • Industry relationships

  • Target NSW homeowners, investors, developers, and landowners

Lead Qualification

  • Assess prospects based on:

    • Project type (new build, duplex, townhouse, development)

    • Budget and funding readiness

    • Land ownership status

    • Design readiness (DA/CDC stage)

    • Proposed build timeframe

  • Filter out unqualified or speculative enquiries

Sales Consultation & Proposal Development

  • Conduct virtual consultations via Zoom, Teams, or phone

  • Present company capability and value proposition

  • Collaborate with estimators to:

    • Develop pricing proposals

    • Refine project scope

  • Present pricing and manage commercial discussions

Negotiation & Contract Conversion

  • Handle objections and pricing negotiations within approved margins

  • Convert qualified opportunities into signed building contracts

  • Ensure smooth handover to pre-construction and project delivery teams

Pipeline & Revenue Management

  • Maintain accurate CRM records and sales forecasting

  • Track:

    • Opportunity stage

    • Pipeline value

    • Conversion rates

  • Provide weekly reporting on revenue targets and deal progression

Mandatory Requirements (Non-Negotiable)

  • Minimum 5+ years experience in Australian residential building and construction sales

  • Proven track record of:

    • Managing the full sales cycle

    • Converting residential construction clients

    • Achieving revenue targets

  • Strong understanding of:

    • NSW residential building process

    • DA/CDC pathways

    • Pre-construction timelines

  • Confident negotiator and closer

  • Excellent virtual sales and presentation skills

  • Strong CRM and pipeline management discipline
