QUALIFICATIONS

Excellent communication skills; ability to demonstrate discretion and confidentiality; proficiency in financial analysis, accounting; working knowledge of Yardi; expertise in Excel, Word and Outlook; attention to detail; deadline-oriented; ability to conduct online research and summarize results to management; excellent time management and quantitative skills 

Education: 

Bachelor’s in Finance or Accounting

                      

Experience: 

5 – 10 years’ experience in Real Estate/Construction finance or accounting.

 

PRIMARY RESPONSIBILITIES

o   Create financial analyses for lease-up and stabilization, and make recommendations on concessions, rents and marketing to help meet or exceed proforma underwriting

o   Manage property and property management company activities in accordance with established underwriting or budget for asset

o   Ensure property managers are maintaining asset to the highest standard. Oversee onsite team and make recommendations to company management on necessary changes, as needed

·       Create financials analyses with a good understanding of market dynamics, including new supply, major employment shifts, neighborhood trends,

·       Ensure adherence to requirements established according to Joint Venture agreements and Management agreements

·       Interface with Joint Venture partners and co-developers.  Provide information on project as per established guidelines

·       Work closely with Accounting Department on financial accounting and bank draw process

·       Manage construction management system, including start up for projects (jobs), budgets, job costs, cost codes, contracts, change orders, purchase orders, and various construction progress reports

·       Analyze, review, and forecast construction status with Project/Construction Managers

·       Review Monthly Draw Request

Oversee property management firm during lease-up and once stabilized

·       Maintain contract documents

·       Manage all Lease and Tenant Improvements adherence to contractual terms

·       Prepare and update lease abstracts and rent rolls

 ·       Assist with deal sheet preparation and other backup forms for leases

·       Prepare and manage retail lease procedure checklist (rent commencement and TIA requests and payments)

·       Oversee procurement of insurance for construction projects-Act as main point of contact

·       Review and analyze capitalization of costs while ensuring compliance with policy

·       Direct and participate in cost analyses

·       Assist in the creation of and the monitoring of property budgets

·       Assists assigned property manager, employees, and contractors

·       Other duties as assigned by management
