About the job Real Estate Head of Sales

We are seeking a dynamic and results-driven Head of Sales to lead and scale our revenue organization across a diversified real estate portfolio, including high-end residential (vertical and horizontal), commercial developments, industrial parks, and mixed-use communities.

This executive will define and execute the overall sales strategy, ensuring aggressive yet sustainable revenue growth while building and leading high-performing sales teams. The role requires strong executive presence to represent the company before investors, brokers, institutional partners, and high-net-worth clients.

The ideal candidate has successfully led multi-project sales portfolios within established real estate developers and brings deep market intelligence, commercial acumen, and mature leadership capability.


Key Responsibilities

Sales Strategy & Revenue Leadership

  • Develop and execute integrated sales strategies across multiple project categories

  • Drive sell-out performance from pre-launch to RFO

  • Lead pricing strategy, absorption modeling, and revenue forecasting

  • Align sales plans with overall market positioning and brand strategy

Portfolio Sales Oversight

  • Oversee simultaneous sales performance across:

    • High-end residential (vertical condominiums)

    • Horizontal subdivisions / house and lot

    • Commercial office and retail developments

    • Industrial and land projects

  • Ensure each asset class has a tailored go-to-market strategy

Organizational Leadership

  • Build, mentor, and lead Sales Directors, Sales Managers, and broker networks

  • Drive a performance-based culture supported by clear KPI systems

  • Develop succession plans within the sales organization

  • Standardize sales processes and governance across projects

Broker & Channel Management

  • Strengthen relationships with top broker groups and institutional sales channels

  • Expand distribution networks locally and internationally (including OFW channels)

  • Oversee incentive programs and productivity structures

Market Intelligence & Commercial Insight

  • Conduct competitor benchmarking and demand analysis

  • Adjust pricing and sales strategies based on macroeconomic and sector trends

  • Provide data-driven strategic recommendations to the Executive Committee

Executive Representation

  • Represent the company in investor briefings, industry events, and key negotiations

  • Present sales performance reports to the Board and Senior Leadership

  • Maintain executive-level relationships with high-net-worth clients and strategic partner

Qualifications

  • Bachelor’s Degree in Business, Real Estate, Marketing, or related field

  • MBA or executive leadership training preferred

  • 15+ years of progressive experience in real estate sales

  • At least 7–10 years in senior leadership roles

  • Proven experience handling multiple project types simultaneously

  • Track record of achieving large-scale revenue targets (multi-billion peso portfolios preferred)

  • Strong broker network and institutional relationships

  • Exceptional executive presence and communication skills
