The Leasing Manager focuses on driving occupancy, negotiating lease agreements, fostering tenant relationships, and ensuring that leasing operations align with the company's financial and strategic goals.


Job Responsibilities:

1. Leasing Strategy & Business Development:

  • Develop and implement a leasing strategy for office and clinic spaces to achieve targeted occupancy levels and rental income.
  • Identify target industries and companies (corporate offices, medical practitioners, clinics, consulting firms, etc.).
  • Proactively reach out to potential tenants through cold calls, networking, industry events, and broker relationships.
  • Prepare and present leasing proposals to prospective tenants.

2. Leasing Process Management:

  • Conduct property tours and presentations for interested tenants.
  • Negotiate lease terms and rental rates within approved guidelines.
  • Coordinate preparation, review, and execution of lease agreements and related legal documents.
  • Ensure timely collection of all required documents, deposits, and guarantees.
  • Oversee the lease approval process internally and liaise with legal and finance teams.
  • Manage lease renewals and expansions for existing tenants.

3. Handover & Fit-Out Coordination:

  • Coordinate unit handover to new tenants and oversee fit-out and move-in processes.
  • Ensure compliance with mall policies, building codes, and safety requirements during fit-outs.
  • Facilitate smooth tenant onboarding and induction.

4. Tenant Relationship Management:

  • Act as the main point of contact for tenant inquiries and requests.
  • Coordinate resolution of tenant issues in collaboration with operations, maintenance, security, and housekeeping teams.
  • Conduct regular check-ins with tenants to maintain strong relationships and ensure satisfaction.
  • Handle tenant complaints and coordinate solutions promptly.

5. Reporting & Administration:

  • Maintain accurate leasing records, database of prospects, and leasing status reports.
  • Prepare periodic occupancy, leasing progress, and market feedback reports for management.
  • Monitor lease expiry dates and coordinate timely renewals to avoid vacancies.
  • Stay up to date with market trends, rental rates, and competitor activity.

    Job Qualifications:
  • Bachelor's degree in business administration, Marketing, or related field.
  • Minimum 5 years of experience in commercial leasing, preferably offices, clinics, or mixed-use developments.
  • Proven track record of meeting or exceeding leasing targets.
  • Strong negotiation and sales skills.
  • Excellent communication and relationship-building skills.
  • Proactive, organized, and able to manage multiple priorities.
  • Knowledge of local real estate market and leasing regulations.

The candidate is expected to explore all channels to be able to achieve leasing targets:

  • Direct cold calls & emails to target companies, clinics, and service providers
  • Visits to business parks, hospitals, co-working spaces to scout leads
  • Partner with commercial real estate brokers & offer attractive commissions
  • Build ties with medical associations & professional networks
  • Use tenant referral incentives for current tenants to bring leads
  • List units on commercial property websites & real estate portals
  • Keep an updated leasing page on the company website
  • Run targeted LinkedIn & Google Ads
  • Promote spaces via LinkedIn posts, Facebook & Instagram Business pages
  • Send targeted email campaigns to industry-specific mailing lists
  • Host open house tours & broker events at the mall
  • Attend local business expos, medical conferences & networking events
  • Advertise through local signage, banners, and mall screens
  • Distribute flyers/brochures in nearby business hubs & clinics
  • Place ads in local newspapers or community magazines
  • Engage with the local Chamber of Commerce & business councils
  • Use satisfied tenants for testimonials & case studies
  • Offer expansion deals to existing tenants needing more space
