Key Responsibilities:
- Prepare monthly, quarterly, semi-annual, and annual financial statements for assigned properties.
- Compile detailed monthly management packs including income statements, balance sheets, and variance analysis against budgets and prior periods.
- Assist with year-end reporting, audit preparation, and external auditor queries.
- Maintain and monitor the financial records of subsidiary entities within the portfolio.
- Maintain accurate financial records and ensure the integrity of all accounting transactions.
- Perform monthly reconciliations of general ledger accounts, bank accounts, and property-related accounts.
- Process month-end journals including accruals, depreciation, adjustments, and profit & loss reporting.
- Prepare project cost reports, disbursement accounts, and supporting documentation for joint ventures.
- Identify and resolve discrepancies in financial records and transaction postings.
- Process sales invoices, receipts, tenant recoveries, and financial adjustments efficiently and accurately.
- Manage debtor collections and oversee creditor payment processes.
- Assist with annual budgeting and financial forecasting for property income and expenditure.
- Ensure all accounting records and supporting documentation remain compliant, audit-ready, and securely maintained.
- Ensure compliance with accounting standards, company policies, and South African tax regulations.
- Support strategic financial decision-making through accurate reporting and financial insights.
- Maintain confidentiality and integrity when handling sensitive financial information.
Personal Attributes:
- Bachelor's Degree in Accounting, Finance, or a related field.
- Completed SAIPA/SAICA articles, or currently working toward a professional accounting designation, highly advantageous.
- Minimum 3 years' accounting experience, preferably within property management or real estate.
- Strong working knowledge of accounting systems such as MDA, MRI, Sage ACCPAC, Caseware, or similar platforms.
- Advanced MS Excel skills essential.
- Strong understanding of IFRS for SMEs and South African tax legislation.
- Excellent analytical and problem-solving abilities.
- High attention to detail with strong reconciliation and reporting skills.
- Exceptional organizational and time management capabilities.
- Strong verbal and written communication skills.
- Ability to work independently, take initiative, and manage multiple deadlines effectively.
- Professional, reliable, and highly confidential in handling financial information.
