Job brief
The Building Surveyor is responsible for conducting comprehensive inspections, assessments, and evaluations of buildings to ensure they are safe, functional, and compliant with all relevant laws and regulations. This role covers both preventative and corrective building maintenance, advising on design and construction, and supporting the company's asset management strategy.
Responsibilities
Inspection & Assessment
- Identify structural defects, safety hazards, wear and tear, and areas needing repair or improvement.
- Evaluate building compliance with legal, environmental, and safety standards.
- Conduct due diligence surveys for new property acquisitions.
- Prepare detailed reports, including findings, photographs, and recommendations for corrective action.
- Advise on the feasibility, cost, and priority of repair or renovation works.
- Provide guidance on maintenance schedules to extend building lifespan.
- Support the planning and supervision of construction, refurbishment, and fit-out projects.
- Review contractors work to ensure compliance with specifications, quality standards, and safety protocols.
- Approve materials, finishes, and construction methods as per project requirements.
- Ensure properties meet all applicable building codes, fire safety, and accessibility regulations.
- Stay updated on changes in construction laws, environmental guidelines, and inspection standards.
- Collaboration & Communication
- Liaise with property management, facilities, and engineering teams to address issues promptly.
- Coordinate with contractors and vendors to ensure timely project delivery and quality outcomes.
- Provide technical advice and support to clients, management, and other stakeholders.
- Perform regular site visits to inspect building conditions, both internal and external.
Requirements
- Thai Nationality Only
- Bachelors degree in civil engineering, Building Surveying, Architecture, or a related field.
- Professional license/certification in building surveying or engineering preferred.
- At least 5 years experience in building inspections, construction supervision, or facilities management.
- Strong technical knowledge of building materials, structures, and maintenance methods.
- Familiarity with CAD, project management tools, and inspection software.
- Excellent communication and negotiation skills in Thai and English.
- Strong attention to detail, with the ability to identify and address defects effectively.
- Willingness to travel to various sites and work in both office and field environments.
