Job brief
Responsible for supervising engineering operations, maintaining building systems, coordinating with contractors, and ensuring compliance with safety and energy regulations. Supports reporting, budgeting, and emergency planning to ensure smooth and efficient building functionality.
Responsibilities
- Supervise the Engineer at the building.
- Set up and control the operating schedule for equipment and machinery.
- Prepare a maintenance plan and carry out the preventive maintenance of equipment and machinery.
- Keep records of and ask for approval for the purchase of machinery/tools/equipment.
- Supervise and liaise with contractors about operations.
- Prepare the budget for electricity, machinery, and utilities expenses.
- Ask for approval from the Building Manager and Engineering Manager in the handover of work by contractors.
- Arrange training and provide instruction for Chief Technician Supervisor / Technician Supervisor / Assistant Technician Supervisor.
- Assist the Building Manager and Engineering Manager in the handover of work by contractors.
- Prepare reports on utilities consumption: record electricity, water, and telephone consumption (in case the building has a PABX installed).
- Set up operations schedule and emergency procedures for fire, flood, power failure, or failure of water supply.
- Liaise with government authorities or any other relevant organizations regarding engineering systems.
- Make a summary of engineering operations for submission to the Building Manager for further discussion with the Engineering Manager.
- Supervise systems in common areas.
- Record energy consumption reports to ensure compliance with Energy Conservation Law; submit to Ministry of Energy Department of Alternative Energy Development & Electricity in cooperation with building management.
- Liaise with any other organization assigned by Building Management.
- Supervise engineering work carried out in common property.
- Prepare monthly engineering reports to be submitted to Building Management.
- Handle complaints received from co-owners/tenants.
- Inspect tools/equipment related to engineering work ensuring readiness before use.
- Be responsible for system manuals/documents concerning engineering systems/other documents related to building systems.
- Any other assignments if any.
Requirements
- Male, Thai Nationality, age over 28 years.
- Bachelors degree in Mechanical or Electrical Power engineering
- Minimum 3 years experience in Preventive & Maintenance in luxurious housing estate, office or residential building.
- Knowledge in drawing or reading electrical design.
- Service mind and Solving Problem.
- Computer literate, Microsoft Office or other programs.
- Good command of written and spoken English
- Engineering license is required.
