1. Management system setting up

    • Set up the pre-opening budget & operations budget
    • Set up standard templates and prepare for reports including operational report, profit & loss statement, periodical operation plan, etc.
    • Assist developer in handover process of the project and provide related documents

    2. Operation management

      • Ensure the smooth operation and co - ordination of all activities related to maintain the highest possible standards of the Management company commitment and Client's expectations
      • Maintains Building by investigating and resolving tenant complaints
      • Work closely and build a good relationship with tenants and the landlord alike
      • Ensure that the Building Tenants comply with their obligations to pay all rent and other amounts payable under the Leases
      • Strictly control all expenses related to property and effectively utilize budget to avoid overspending
      • Record all documents related to payment process and all accounts related to management process of current projects
      • Ensure that all operations and maintenance must be undertaken in accordance with the policies and agreement of developer and their contractors
      • Administering lease agreements, ensuring all terms are upheld
      • Being available to respond to property emergencies 24/7
      • Providing regular updates and reports to Landlords and BM on property performance
      • Identifying opportunities for property improvements that could enhance value or Tenant satisfaction
      • Coordinating regular property inspections to identify maintenance and repair needs
      • Maintaining the property's physical appearance, ensuring overall cleanliness

      3. Employee Management

      • Ensure all new employees will officially be welcomed and attend companys orientation
      • Involve in recruitment interview, train as well as give each staff chances to develop themselves
      • Conduct a minimum of 2 performance appraisals per year for all staffs
      • Ensure all employees always maintain work ethics and obey to companys code of conduct
