Location: Must be located and based out of Austin, TX or San Antonio, TX
Compensation: Base Salary $60,000 - Total Compensation Potential $200,000-$250,000 - Equity Participation (~2% per deal)
Position Overview:
Scale IR is hiring on behalf of a private investment sponsor raising capital under Rule 506(c). This firm is seeking a highly motivated and analytically driven IR Acquisitions Associate to join their growing real estate investment team. This role is focused on sourcing, evaluating, and executing real estate acquisition opportunities in Austin and San Antonio, Texas. The ideal candidate will possess strong underwriting skills, experience working with brokers and lenders, and the ability to operate independently within a fast-paced, entrepreneurial environment. This role offers meaningful equity participation and performance-based upside, making it an ideal opportunity for individuals seeking to transition from brokerage to direct investment with ownership.
Key Responsibilities:
- Proactively source, identify, evaluate and secure compelling off-market and marketed acquisition opportunities
- Build and maintain strong relationships with local brokers, lenders, property owners, and market participants
- Underwrite potential acquisitions, analyze financial returns, and assess risk
- Coordinate due diligence, deal structuring, and financing processes
- Present opportunities and recommendations to the investment committee
- Collaborate with internal stakeholders and capital partners to support fundraising initiatives
- Manage transactions through to closing, ensuring timelines and requirements are met
Qualifications:
- Must already be based in Austin or San Antonio, TX
- Minimum of 2 years of experience in commercial real estate acquisitions, brokerage, or related roles
- Strong financial analysis and underwriting capabilities
- Direct experience working with lenders and structuring debt
- Perform due diligence and manage the closing process
- Exceptional interpersonal skills and ability to build local market relationships
- Strong work ethic with a results-driven and ownership-oriented mindset
Experience & Background:
- Candidates with proven ability in pricing deals, exposure to due diligence & the closing process, experience working with lenders and understanding debt structures
