POSITION SUMMARY

Midland Properties seeks an experienced maintenance technician to maintain a portfolio of medium-sized apartment buildings located throughout San Diego County. Job duties range from responding to tenant repair requests, maintaining building exterior and common areas, and turning vacant units for re-renting. The employee will travel daily to buildings in a company-provided vehicle and occasionally respond to after-hours repair emergencies. The position does not require the employee to live on-site.

ESSENTIAL FUNCTIONS

Duties include, but are not limited to:

Turnover / Make Ready 

  • Prepares vacant units for re-renting by inspecting units, determining job scope, gathering materials, and completes job as instructed by management.
  • Performs a range of tasks including painting, carpentry, plumbing, electrical, and other trades.
  • Repairs cabinets, replacing drawer guides, replacing hinges and knobs, replacing plywood bottoms and sides, and installing sinks, etc.
  • Sand, primer, and paint kitchen, bathroom, and linen cabinets.
  • Replace plumbing fixtures, including angle stops, p-traps, faucets, flappers, fill valves, tub diverters, shower cartridges, garbage disposals, etc.
  • Repair or replace light fixtures, ceiling fans, exhaust fans, light switches, receptacles, and other electrical components.
  • Repair or replace doors, locks, and hardware, and make key copies.
  • Repair or replace the window vertical blind tracks and blind slats.
  • Patch, texture, prime and paint ceiling, walls, doors and wood trim.  Attention to detail and quality.
  • Take before and after photos of unit turnover and upload them to AppFolio software.

Tenant Repair Requests

  • Respond to tenant repair requests by assessing the scope of work, gathering materials, completing the work, taking photos, and documenting job completion.
  • The goal is to complete tenant service requests within 10 business days.
  • Plumbing repairs include repairing or replacing faucets, toilets, waste lines, p-traps, and other fixtures. Clearing drain blockages in kitchens, bathrooms, bathtubs, and showers.
  • Electrical repairs include repairing or replacing light switches, receptacles, GFIs, light fixtures, ceiling and exhaust fans, and other electrical fixtures.
  • Cabinet carpentry repairs include replacing drawer guides, replacing hinges and knobs, replacing plywood bottoms and sides, and installing sinks, etc.
  • Painting includes touch-up or full painting of all walls, ceilings, and cabinets. All surfaces to be prepared by patching, sanding, and texturing.  Attention to detail and quality.
  • Repair or replace window vertical blind tracks and blind slats.
  • Repair or replace window screens.
  • Repair or replace door locks and mailbox locks and make key copies.
  • Document repair by uploading completion photos and repair notes to AppFolio software.

Common Area Maintenance:

  • Repair hallway entry doors and gates, including locks, hinges, and adjusting closers.
  • Occasional cleaning of the common area as needed, including trash removal, sweeping, mopping, and pressure washing.
  • Repair or replace exterior light fixtures and replace bulbs.
  • Maintain awareness of property condition and report any maintenance, safety hazards, and liability issues.
  • Inspect walkways, stairs, handrailing, fences, and building exterior for hazards.
  • Maintain awareness of all utility meter shut-offs, unit shut-offs, and sewer cleanouts.

Other Duties

  • Conduct annual unit and smoke alarm inspections, document unit condition, and create a list of needed repairs.
  • Manage maintenance materials and supply storage rooms at properties.
  • Manage maintenance and cleaning supplies, purchasing, and storage.
  • Maintain and keep an inventory of all tools owned by the company.
  • Maintain the company maintenance vehicle, have it washed, serviced, and organized with supplies.
  • Occasional on-call maintenance for after-hours repair emergencies.
  • Maintain and update service requests notes in AppFolio software.

EXPERIENCE

  • Minimum 5 years of maintenance technician experience required.
  • High school diploma.
  • Experience in the following trades: painting, carpentry, plumbing, and electrical.
  • Computer skills (MS Office, email, etc.). AppFolio maintenance software experience preferred.
  • Available for occasional after-hour repair emergencies.
  • Reliable transportation with current drivers license.

Package Details

1) HOURS: 40 hours/week, Monday–Friday, 9AM–5PM. Occasional after-hours repair emergency response.

2) RATE: $30.00/hour, $62,400/year.

3) CELL: $25.00/paycheck, $650.00/year, bi-weekly paycheck payment.

4) BONUS: end-of-year bonus tied to company and employee performance.

5) VACATION: 1 week after 90 days of employment, 2 weeks after 1 year of employment. 11 paid holidays.

6) HEALTH: health and dental insurance available. Company pays 70% of monthly premium cost, employee pays 30%. Health benefits available after 90 days of employment.

7) 401K: retirement savings program available. The company matches 100% on the first 3% of compensation deferred, and 50% on the next 2% deferred. Retirement savings available after 90 days of employment.
