Job Description
This is a key role based at the head office with periodic travel to project sites in Colombo and other locations.
Key Responsibilities
- Lead cost planning, budgeting, and financial reporting across multiple development projects.
- Prepare and manage Bills of Quantities (BOQs), tender documentation, and contract packages.
- Evaluate contractor and consultant claims, variations, and final accounts.
- Support procurement through rate analysis, tender evaluations, and supplier cost benchmarking.
- Certify interim payments, monitor project cash flow, and maintain cost registers.
- Identify value engineering opportunities and advise on cost optimization and risk mitigation.
- Liaise with internal teams to ensure projects are delivered within approved budgets and timelines.
- Ensure compliance with contractual and statutory requirements.
Requirements
- Degree or professional qualification in Quantity Surveying.
- Professional membership with RICS or IQSSL is required.
- Chartered status will be considered a strong advantage.
- 7–12 years of experience in a similar role, preferably within property development or large-scale condominium construction.
- Strong knowledge of contract administration (FIDIC preferred).
- Excellent analytical, negotiation, and cost management skills.
- Ability to prepare clear, accurate financial and cost reports.
- Strong communication skills with the ability to coordinate across project, procurement, and finance teams.
Added Advantage
- Experience in condominium and/or mixed-use development projects.
- Exposure to both pre-contract and post-contract phases within developer or civil contractor organizations.
- Familiarity with AutoCAD and construction drawings for measurement verification and quantity take-offs.
