COMPANY OVERVIEW

SKG is a leading property management company that specializes in in property letting in South Africa. We are currently seeking a highly organized and detail-oriented Leasing Administrator to join our Coastal team on a full-time, permanent basis.

ROLE OVERVIEW

The Leasing Manager is responsible for developing and executing the leasing policies and strategies to maximise occupancy, rental income, and portfolio performance. The role oversees all leasing activities, including renewals, new tenant vetting and processing, broker engagement, marketing of vacancies, and transaction negotiations, while ensuring compliance with company policies and applicable legislation.

RESPONSIBILITIES

Leasing Strategy & Portfolio Performance

  • Develop and implement the continuation and daily activity of leasing policies and strategies aligned with the leasing divisions goals and objectives
  • Drive vacancy reduction through proactive tenant retention and new tenant acquisition initiatives
  • Monitor lease expiries and manage renewals within required timeframes
  • Identify underperforming or problem vacancies and implement targeted letting strategies
  • Analyse leasing activity and occupancy trends to inform forward planning

Leasing Operations & Transaction Management

  • manage the end-to-end leasing process from enquiry to deal conclusion
  • Negotiate commercial lease terms with prospective and existing tenants
  • Oversee tenant applications, tenant vetting, and approval processes
  • Compile leasing proposals, quotations, and supporting documentation
  • Maintain accurate leasing records, tracking systems, and vacancy schedules
  • Conduct site visits, property inspections, and tenant meetings as required
  • Ensure smooth tenant handovers and take back processes in conjunction with the facilities and property managers.
  • Follow through on any legal instructions regarding tenant debt management and report back accordingly.

Broker & Stakeholder Relationship Management

  • Develop and maintain strong relationships with brokers and leasing agents in the market
  • Act as the primary liaison between the company and external leasing stakeholders
  • Represent the company in lease negotiations and strategic tenant engagements
  • Build and maintain positive relationships with tenants to encourage renewals and expansions

Marketing & Vacancy Promotion

  • Oversee marketing and advertising strategies for vacant space across the portfolio
  • Guide and participate in targeted marketing campaigns and promotional initiatives
  • Monitor advertising performance and adjust strategies in line with market trends
  • Ensure leasing and marketing reports are accurate, relevant, and timeously distributed

Risk, Compliance & Governance

  • Ensure all leasing activities comply with relevant legislation and company policies
  • Identify and manage leasing-related risks, including tenant risk profiling
  • Maintain governance over leasing systems, processes, and documentation

People Management

  • Oversee the performance and development of leasing team members
  • Liaise between the various facilities, maintenance, planning and legal departments to ensure efficient workflows, compliance and tenant installation

REQUIREMENTS:

  • Matric plus a relevant tertiary qualification in Property, Real Estate, Business, or related field
  • 3–5 years experience in a leasing or property environment
  • Proven experience in lease negotiations, vacancy marketing, and tenant retention
  • Strong understanding of market trends, rental dynamics, and leasing practices

SKILLS: 

  • Matric plus a relevant tertiary qualification in Property, Real Estate, Business, or related field
  • 3–5 years experience in a leasing or property environment
  • Proven experience in lease negotiations, vacancy marketing, and tenant retention
  • Strong understanding of market trends, rental dynamics, and leasing practices
