One year later, we now manage 100+ short-stay listings across Rocklea, Sunnybank, Acacia Ridge, Carina, and Kuraby. We work with major clients, adopt AI-driven tools to streamline operations, and build a culture that feels more like a sports team than a company — accountable, collaborative, and driven by results.

We are expanding through acquisitions — including motels, leasehold businesses, and land opportunities — and we are looking for a highly analytical finance professional to support our growth strategy.

This is not an accounting role.
This is not a back-office finance role.

This is a real estate investment and capital strategy position.

If you have experience in real estate feasibility, corporate finance, commercial banking, or investment analysis — and want exposure to deal structuring and capital raising — this role is for you.

Important Notes Before You Apply

  • Role Type: Full-time independent contractor. This is not a permanent employee role.
  • Compensation: AU$1,900–2,100 per month (all-in).
  • Experience Required: Minimum 4–6+ years of relevant background in one or more of the following: Real estate investment analysis, Property development feasibility, Corporate finance, Commercial banking (credit analysis / project finance), Private equity or investment advisory
  • Time & Productivity Tracking: All contractors use Hubstaff for time and activity tracking. This system ensures accuracy, transparency, and efficiency in work monitoring and payment processing, helping both you and the team stay aligned and accountable.
  • Schedule: Flexible work hours. Our business operates between 5:00 AM – 10:00 PM (PH time)

  • Meet the Founder Session (30 - 60 min): Final conversation about expectations, growth, and Smart Suites long-term vision.
  • Pre-Engagement Steps:
  • IT Audit: To ensure compliance with systems and tools.
  • Reference Check: To confirm your work history and professionalism.

What You'll Do

You will directly support acquisition and capital allocation decisions by:

Investment & Deal Analysis

  • Evaluating motel, leasehold, and land acquisition opportunities
  • Building advanced financial models (IRR, NPV, DCF, sensitivity analysis)
  • Projecting revenue using ADR × occupancy modeling
  • Conducting break-even and downside scenario analysis
  • Preparing structured investment recommendation memos

Capital Structuring & Funding Support

  • Preparing lender-ready finance application packages
  • Modeling debt structures and repayment scenarios
  • Analyzing DSCR, LTV, and capital stack structures
  • Creating professional pitch decks for debt and equity raises
  • Supporting funding negotiations through financial scenario analysis

Risk & Feasibility Assessment

  • Stress-testing revenue assumptions
  • Identifying financial and operational risks
  • Supporting due diligence review
  • Maintaining acquisition scoring frameworks

You will work closely with leadership and directly influence growth decisions.

Skills and Qualifications

  • Experience (4–6+ Years Preferred)
  • Background in one or more of the following: Real estate investment analysis, Property development feasibility, Corporate finance, Commercial banking (credit analysis / project finance), Private equity or investment advisory
  • Advanced Excel (mandatory)
  • Strong financial modeling (build from scratch)
  • Deep understanding of: IRR, NPV, equity multiple, Capital stack structuring, DSCR and LTV ratios
  • Experience preparing finance application packages
  • Strong written English for lender & investor documentation
  • Ability to think commercially, not just technically
  • Exposure to the Australian property market is a plus, but not required.
