Role Mission

Maximize nightly rates, occupancy, and overall yield across SmartSuites short-term rental portfolio through data-driven pricing, dynamic forecasting, and strategic market analysis. The Revenue Manager ensures SmartSuites captures full revenue potential while aligning with the company's automation-first operations, self-service guest model, and COCHET values.

Key Responsibilities

  • Monitor daily occupancy, pacing, cancellations, and demand patterns. 
  • Adjust nightly rates for the next 7-30 days across Airbnb, Booking.com, VRBO, and direct channels.
  • Review and override PriceLabs recommendations based on real-time data.
  • Conduct weekly competitor benchmarking and market analysis. Update base rates, minimum prices, and rulesets weekly.
  • Analyze booking trends, event-driven demand, and pricing gaps.
  • Produce weekly revenue reports (ADR, RevPAR, Occupancy).
  • Build monthly demand forecasts and revenue targets.
  • Review seasonal pricing strategies (peak/shoulder/low seasons)
  • Identify revenue leakage and execute corrective actions.
  • Collaborate with Listings Manager on OTA ranking and promotions.
  • Support property feasibility analysis for new acquisitions.
  • Ensure alignment between pricing, cleaning cycles, and operational constraints.
  • Maintain structured documentation of pricing logic and revenue decisions.

Key Outcomes (First 90 Days)

  • Achieve correct pricing decisions with <5% pricing error variance.
  • Improve occupancy and ADR performance vs previous quarter by measurable percentage.
  • Demonstrate mastery of PriceLabs usage and SmartSuites' pacing methodology.
  • Deliver 100% on-time weekly and monthly revenue reports.
  • Present one revenue growth or automation improvement idea (pricing automation, forecasting model, event-trigger monitoring).
  • Build a 90-day revenue strategy aligned with demand patterns, operational constraints, and SmartSuites' business model.

Qualifications

  • 2-5 years experience in STR revenue management, OTA pricing, hotel yield management, or equivalent.
  • Strong analytical skills: forecasting, data interpretation, trend modeling.
  • Experience using dynamic pricing tools (PriceLabs required; Beyond/Wheelhouse a plus).
  • Intermediate Advanced Excel (VLOOKUP/XLOOKUP, Pivot Tables, data modeling).
  • Familiarity with Airbnb, Booking.com, VRBO management.
  • Experience with AU or US short-term rental markets preferred.
  • Able to operate independently and make confident decisions.
  • Strong communication and reporting skills.
  • Comfortable in fast-paced, feedback-driven environments.
  • Strong alignment with SmartSuites COCHET values.
  • Willingness to adopt AI tools, automation, and SmartSuites systems-driven workflow.

Selection Process

Initial Discussion /Interview 30 to 45 minutes)
An initial conversation to learn about your background, experience, and professional goals. You'll also have the chance to ask questions about the engagement and the client.

Technical Live Assessment with the Client (60 to 90 minutes)
This stage evaluates your practical capabilities in sales outreach, lead qualification, and virtual negotiations, using real-world scenarios relevant to the scope of services.

Behavioral Interview with the Client (60 minutes)
Focuses on your communication style, cultural alignment, and how you build trust and relationships in a remote business environment.

Pre-Engagement Steps (10 - 15 minutes)

  • Meet the Founder (30 to 60 minutes): A welcoming conversation where you'll connect directly with the company's founder.
