We are working with a busy property management company based in North West London who are looking to bring an experienced Property Manager into their team.

This is a hands-on role where you will be responsible for managing a mixed portfolio of residential properties, including HMOs and council housing. Youll act as the main point of contact for tenants, landlords, and local councils, ensuring that all day-to-day matters are handled efficiently and professionally.

The right candidate will be confident managing maintenance, compliance, rent arrears, and legal documentation, with a proactive and organised approach.

Key Responsibilities

  • Managing a portfolio of residential units, including HMOs and council housing

  • Acting as the main point of contact for tenants, landlords, and councils

  • Coordinating day-to-day maintenance issues and liaising with contractors for repair and refurbishment works

  • Ensuring compliance with EPCs, gas safety, electrical certificates, HMO regulations, and council standards

  • Overseeing redecoration works and obtaining cost approvals from landlords

  • Processing contractor invoices and remittances accurately

  • Keeping digital property files organised and up to date

  • Sending communications to tenants and residents as needed

  • Managing utility bills and chasing rent arrears

  • Arranging appointments for inspections, surveys, and council visits

  • Instructing property inspections and sharing reports with landlords

  • Working with legal teams to serve Section 21, Section 8, and other notices

  • Serving Section 13 rent increase notices when required

  • Applying for HMO licences with the relevant local authority

Requirements

  • Previous experience as a Property Manager, ideally with exposure to HMOs and/or council housing

  • Strong understanding of property compliance requirements

  • Organised, proactive, and able to handle a varied workload

  • Excellent communication and interpersonal skills

  • Comfortable working independently as well as part of a team

Details

  • Start date: ASAP

  • Hours: Monday to Friday, 9:00am 5:30pm

  • Salary: £33,000 - £36,000

  • Location: North West London
