About the Role
Senior Sales Manager - Leasing & Events have response and critical role in managing leasing activities, driving revenue through event space utilization, and maintaining relationships with tenants and event partners to ensure the success of the shopping mall
Responsibilities
Leasing Management:
- Develop and implement leasing strategies to maximize revenue and attract high-quality tenants to the shopping mall
- Analyze tenant potential and market trends to select tenants that align with the mall's image and branding
- Plan and allocate leasing spaces effectively to optimize utilization and maximize benefits
- Negotiate lease agreements, including rental terms, renewals, and modifications to meet the needs of both the tenant and the organization
Event Management & Coordination:
- Plan and manage various events in the shopping mall, such as festivals, product launches, and exhibitions.
- Coordinate with the marketing team and external partners, such as sponsors and agencies.
- Manage budgets and ensure event operations are conducted within the planned framework.
- Evaluate the outcomes of events, including customer footfall and their impact on sales.
- Supervise staff and volunteers during events to ensure roles are clear and responsibilities are met.
- Monitor and evaluate event performance for improvement.
Sales Management:
- Drive revenue growth by identifying and implementing sales opportunities for both leasing and events.
- Develop sales strategies for leasing retail spaces and short-term event spaces.
- Manage revenue generated from leasing and events in the shopping mall, while identifying new opportunities to increase income.
- Collaborate with the marketing team to attract visitors to the mall and support tenant sales growth.
- Provide sales forecasts, budgets, and reports to senior management.
- Work with the marketing team to create promotional strategies that support leasing and event initiatives.
Contract Negotiation:
- Assist in negotiating lease agreements and contracts, ensuring favorable terms for the organization
- Review and process lease documentation, ensuring compliance with legal and company policies
- Develop negotiation strategies that align with the malls business objectives and tenant need
- Engage in discussions with prospective tenants to negotiate lease terms, including rental rates, lease duration, and tenant improvements
- Strive to reach mutually beneficial agreements that satisfy both the malls objectives and tenant requirements
- Address any concerns or objections raised by tenants during the negotiation process, finding solutions that facilitate agreement
Performance Monitoring:
- Track and analyze sales and leasing performance metrics, preparing reports for management review.
- Identify areas for improvement and recommend strategies to enhance overall performance.
- Provide support and training to junior team members, fostering a collaborative and high-performing work environment.
- Assist the Head of Sales with various tasks as needed.
- Budget Management:
- Assist in managing the budget for leasing and events, ensuring effective allocation of resources.
- Monitor expenditures and report on budget performance and consult with the head of sales.
Team Leadership:
- Lead and manage the leasing and events team to achieve sales and revenue targets.
- Provide training, guidance, and mentorship to team members to enhance their skills and performance.
- Monitor team performance and ensure alignment with organizational goals.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Shopping Mall or related field.
- Proven experience 5 years in leasing, real estate sales, leasing and events in shopping malls or property management.
- Strong administrative and organizational skills, with attention to detail.
- Excellent communication and interpersonal abilities.
- Proficiency in Microsoft Office suite and real estate management software.
- Knowledge of local real estate laws, shopping mall regulations, and market dynamics.
- Ability to work independently and collaboratively in a fast-paced environment
Language Proficiency
- Native Thai
- Working proficiency in English
