Job Summary
The Property Maintenance Technician Supervisor will be responsible for overseeing all maintenance and repair tasks across our portfolio of commercial buildings, while leading a small team of maintenance assistants. This role involves hands-on maintenance of electrical, plumbing, and mechanical systems, coordinating with contractors for specialized repairs, and assisting the construction team with punchlist items to ensure new projects meet our high standards.
Key Responsibilities
- Team Supervision:
- Lead, train, and supervise a small team of maintenance assistants, assigning tasks and ensuring high-quality work.
- Monitor team performance, provide feedback, and foster a collaborative and safe work environment.
- Maintenance and Repairs:
- Diagnose and repair electrical, plumbing, and mechanical issues in commercial buildings, including HVAC systems, lighting, and water systems.
- Perform routine inspections to identify maintenance needs and ensure compliance with safety and building codes.
- Address tenant-reported maintenance requests promptly and professionally.
- Construction Support:
- Complete punchlist items for new construction projects, ensuring all details are finalized to specifications.
- Collaborate with the construction team to maintain project timelines and quality standards.
- Contractor Coordination:
- Assess maintenance or repair issues that require external expertise and provide detailed problem descriptions to contractors.
- Obtain and evaluate contractor quotes, presenting recommendations to management for approval.
- Supervise contracted work to ensure quality, adherence to scope, and timely completion.
- Documentation and Reporting:
- Maintain accurate records of maintenance activities, repairs, and contractor interactions using Microsoft Excel for tracking and reporting.
- Report on project statuses, maintenance needs, and team performance to property management.
- Safety and Compliance:
- Adhere to all safety protocols and ensure team compliance with local, state, and federal regulations.
- Participate in safety training and ensure the team maintains up-to-date knowledge of industry standards.
Qualifications
- Education and Experience:
- High school diploma or equivalent required; technical training or certification in electrical, plumbing, or HVAC systems preferred.
- Minimum of 3-5 years of experience in commercial property maintenance or a related field, with at least 1-2 years in a supervisory or leadership role.
- Skills and Abilities:
- Strong technical knowledge of electrical, plumbing, and mechanical systems.
- Ability to troubleshoot and resolve complex maintenance issues efficiently.
- Proficiency in Microsoft Excel for creating and managing maintenance logs, budgets, and contractor quote comparisons.
- Excellent leadership, communication, and interpersonal skills for managing a team and coordinating with tenants, contractors, and management.
- Detail-oriented with strong organizational skills for managing multiple tasks and priorities.
- Proficient in using maintenance tools, diagnostic equipment, and basic computer applications for reporting.
- Physical Requirements:
- Ability to lift up to 50 pounds, climb ladders, and work in various environmental conditions.
- Flexibility to respond to after-hours emergencies as needed.
- Licenses and Certifications:
- Valid drivers license required.
