The Acquisition Manager/Site Scout is responsible for identifying, evaluating, and securing new locations or properties for business expansion, development, or operational needs. This role involves market research, site analysis, negotiation, and collaboration with internal and external stakeholders to ensure strategic alignment and cost-effective acquisitions.
Key Responsibilities:
Market Research: Conduct thorough research to identify potential sites or properties that align with the companys strategic goals, including demographic, economic, and zoning analysis.
Site Identification: Scout and evaluate locations based on accessibility, visibility, infrastructure, competition, and growth potential.
Due Diligence: Perform site assessments, including environmental, legal, and financial evaluations, to ensure suitability and compliance with regulations.
Negotiation: Negotiate lease or purchase agreements with property owners, developers, or brokers to secure favorable terms.
Stakeholder Collaboration: Work with internal teams (e.g., finance, legal, operations) and external partners (e.g., real estate agents, city planners) to facilitate acquisitions.
Financial Analysis: Prepare cost-benefit analyses, budgets, and financial projections for proposed sites to support decision-making.
Reporting: Maintain detailed records of site evaluations, negotiations, and acquisition progress, providing regular updates to leadership.
Compliance: Ensure all acquisitions adhere to local zoning laws, permits, and company policies.
Trend Monitoring: Stay informed on real estate market trends, competitor activities, and industry developments to identify new opportunities.
Qualifications:
Education: Bachelors degree in real estate, business administration, finance, urban planning, or a related field.
Need to be able to speak English.
Experience: 2-5 years of experience in real estate, site acquisition, property scouting, or a related role.
Skills: Strong analytical and research skills.Excellent negotiation and communication abilities.Proficiency in financial modeling and budgeting.Knowledge of zoning, permitting, and real estate regulations.Familiarity with GIS tools, mapping software, or real estate databases is a plus.
