About the Role
We are looking for an experienced Commercial Manager to take full commercial and contractual responsibility across projects, from initial invitation to tender through to final account. This includes cost and risk management, procurement, contract negotiation, variation pricing, compliance, reporting, optimising margins, and timely cash collection.
Key Responsibilities
- Contract negotiation and commercial management to maximise profit and minimise risk
- Document control including drawings, photos, site notes/reports, and instructions
- Weekly cash-flow and GP1 and GP2 forecasts for all orders received
- Estimating, tenders, and quotes — commercially competitive and optimised for GP2
- Ensure compliance across all contracts with clear exclusions where applicable
- Price variations in a timely manner (target within 24 hours)
- Procure materials and site installation resources
- Procure and manage subcontractors, ensuring no scope creep or scope leak
- Manage costs and ensure recovery of any deviations
- Issue Notices, AFPs, Valuations, Invoices, and Final Accounts
- Obtain written instructions before commencement to prevent retrospective negotiations
- Ensure 100% timely payments received throughout project duration
- Handle disputes promptly with a written trail to protect company interests
- Ensure clients are credit-checked and kept within credit limits
- Liaise with clients, suppliers, internal teams, and subcontractors
- Support after-sales, repairs, and warranty claims
- Provide commercial support across the team and business
What We're Looking For
- Hungry, humble, and smart — a driven team player with relevant experience and skills
- 5+ years of QS and Commercial Management experience with a UK main contractor
- Expert understanding of NEC and JCT contracts and strong commercial acumen
- Skilled negotiator with the ability to diplomatically stand firm under pressure
- Meticulous attention to detail, methodical, and committed to timely cost recovery
- Solution-minded and thrives in a growing, fast-paced SME environment
Qualifications & Experience
- BSc/MSc in Quantity Surveying or equivalent (MRICS or working toward is ideal)
- Experience managing the full lifecycle of construction projects
- Familiarity with fire safety is an advantage
