Job Title: Finance Manager
Direct Reports: General Manager & Corporate Office
Department / Location: Finance/ Tirane, Albania
Job Purpose
Responsible to lead, direct and manage the accounting, financial planning, financial reporting and planning to drive and improve financial performance and support decision making process through experienced, analytical and strong numerical skills.
Key Accountabilities
Lead Accounting
- Ensure smooth day-to-day running of the finance department.
- Liaising with external stakeholders such as suppliers, banks, auditors and internal stakeholders such as senior. management, department heads.
- Ensure all transactions are accounted for timely, accurately and efficiently.
- All balances and reconciliations are reviewed periodically.
- The fixed assets register is maintained and updated on timely basis.
- Ensure adequate accounting policies and procedures in place.
- Keep abreast of development in new accounting and reporting standards and propose their adoption by the Company where appropriate.
- Assist executives to implement policies in line with International Financial Reporting Standards, Audit Standards, VAT
- Laws and Risks Management Frameworks.
Accounts Receivable Management
- Customer billing and payments are properly and timely accounted for.
- Accounts receivables booking and reporting is done on timely basis.
- All notices to customers are managed on timely basis.
- Timely follow-up of the payments.
Accounts Payable Management
- Lead the AP function management.
- Ensure adequate processes are implemented for the smooth running of booking of transactions and payments.
- Review the A/P status on a weekly basis for outstanding invoices.
Resolve any vendor related matters and disputes.
Sign cheques up to the level delegated by management.
Manage the petty cash function.
Lead accounting and reporting
- Manage cash calls to the stakeholders and all monthly and ad hoc reporting.
- Manage any audits if required and submit financial reports to stakeholders as per timelines.
Lead financial Reporting including internal and external reports
- Lead preparation of all financial statements and facilitate the respective audits.
- Manage external audits and liaison with auditors.
- Facilitate review of external financial statements of group companies prepared by other country teams and requiring CFRO approval.
- Manage the preparation of monthly financial reports for management and shareholders.
- Design internal reports (MIS reports, Business Review Meetings) templates to ensure relevant data is reported.
- Update such templates from time to time to improve reporting quality. `
Manage Cost Reporting
- Manage preparation and review of reports related to project costs.
- Manage the review of any variation orders.
Compliance
- Lead any compliance related reporting including statistics reports requested by the relevant government authorities
Team Management
- Manage and build team.
- Conduct annual and mid-term staff evaluations and provide feedback.
- Manage team morale.
- Manage any training requirements for the staff
Required Qualifications:
- Bachelors degree in economics, Finance or Accounting
Qualified accountant CA, ACCA, CPA or equivalent
Preferred Experience:
- 10-12 years of experience in finance for a real estate development / construction
- 5 years of experience in a managerial position

- % variation from country budget (forecasted versus actual)
- Average ratio of actual planned project profit
