Job Purpose

Corporate Strategy and Ops department is responsible of development of strategy, identification of new opportunities and facilitation of implementation to achieve the growth targets of the company.

The function is designed to support the management to better navigate the organization toward next levels in business. As a strategic investment manager, one is expected to co-identify and co-evaluate new opportunities for Client's growth from both acquisition perspectives and capital raising perspectives.

Key responsibilities

  • Proven track record of building the financial model from scratch using Excel for mixed-usage real estate development project that comes with multiple products and various leveraging and valuation methods.
  • Assist in the compiling, verifying, organizing and analyzing of financial analysis reports and operational data, consolidation of information across the business unit, preparing and monitoring budgets and assisting with financial modelling at the asset and portfolio levels in order to facilitate management's strategic planning.
  • Conducting Market Study, Feasibility Study and Financial Analysis with a focus on Commercial (retails, office and mix-use development) related products
  • Building and maintaining financial models while taking into consideration changes in market fundamentals, market conditions, cost changes etc.
  • Researching and analyzing market data on the Commercial industry and using data to support assumptions and investment decisions i.e. rental rate, occupancy, lease terms, development cost, cap rate etc.
  • To actively acquire and manage market intelligence, collate global market/industry information to ensure the competitiveness of the Company's products and services and ad hoc duties as required.
  • Work closely with external consultants and internal teams across various functions to conduct due diligence to evaluate potential investments.
  • Develop pitch decks and investment memorandum for roadshows and divestment

Requirements

  • Support in planning of strategies. Co-develop and execute the company's business strategies. Provide strategic advice to the senior management and key stakeholders.
  • Co-identify and close new opportunities for acquisition, both real estate and nonreal estate. Co-navigate organic and non-organic growth of Client platform, to achieve client's vision to be the best investment partner in Cambodia for global capital markets.
  • Participate in the structuring and implementation of real estate fund managed by the Client to net greater amount of capital to accelerate the development of project BOL, and eventually sustain the tier-1 scale of AUM of the Client in APAC
  • 4+ years of working experience in strategy, management consulting or M&A. Background in PERE fund management will be preferred. Able to analyze problems and strategize for better solutions.
  • Familiar with valuation methodologies. Ability to development and maintain financial models, etc.
  • Familiar with structuring deal, real estate funds, etc.
  • Familiar with capital markets, financing instruments, etc.
  • Nice to have: abilities to develop deals and conduct business negotiations.
  • Proficient computer skills, including Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel)
