JOB SUMMARY / SPECIFIC ACCOUNTABILITIES:

1. The Property Appraiser is generally tasked to ensure that all policies, guidelines, procedures and internal controls set by the management and other regulatory bodies are complied with and undertaken by the department.

1. The Property Appraiser is primarily responsible for performing field appraisal and office work as assigned, and has the responsibility for the discovery and appraisal of all tangible personal property of loan accounts and bank assets which is subject to taxation.

1. The Property Appraiser shall ensure adherence to existing internal control procedures while maintaining the highest quality of service.

SPECIFIC DUTIES AND RESPONSILIBITIES:

1. Management:

1. Ensures compliance with all Bank policies and procedures as well as BSP and all other applicable government rules and regulations.

1. Make judgments regarding property values. Be able to present and defend appraisal value of property to the Management as necessary.

1. Performs other related tasks as may be assigned by immediate superiors from time to time.

1. Operation:

1. Conducts site inspection and investigation of the borrowers loan security ( real property)

1. Gathers specific information that will affect the value, such as special architectural features, environmental factors and the condition of the structure.

1. Determines changes to be made to existing accounts such as; change of ownership, addition or deletion of company fixed assets, change in location, change in mailing address, or change in taxing districts.

1. Prepares appraisal report upon gathering information, conducting evaluation and assessment of the borrowers loan collateral through verification with government agencies (Registry of Deeds) and neighborhood checking

1. Continual reappraisal of all existing accounts on a prescribed period as indicated in the MORB.

1. Submits daily pending accounts to the immediate superior.

1. Performs other functions as may be assigned to them from time to time
