Position Summary

The Commercial Residential Insurance Manager is responsible for overseeing all insurance operations for a multi state portfolio of residential and short term rental (STR) properties. This role manages policy placement, renewals, compliance, claims, and risk management strategy to ensure adequate protection of company assets. The position requires strong technical insurance knowledge, exceptional organizational skills, and the ability to manage high volume policy administration in a fast growing environment.

Essential Duties & Responsibilities

Portfolio Insurance Administration

  • Manage insurance coverage for a large and expanding portfolio of residential and STR properties.
  • Maintain accurate schedules of properties, ensuring timely additions, deletions, and updates.
  • Coordinate with brokers, carriers, and MGAs to secure appropriate coverage and competitive terms.
  • Review policies for accuracy, coverage adequacy, and compliance with lender and regulatory requirements.
  • Maintain organized records of policies, endorsements, COIs, and mortgagee information.

Risk & Compliance Management

  • Evaluate property level and portfolio level risk exposures and recommend mitigation strategies.
  • Ensure compliance with insurance regulations across all states in which the company operates.
  • Monitor policy expirations, renewal timelines, and required documentation to prevent coverage gaps.
  • Maintain internal controls and audit ready documentation for insurance related processes.

Subject To / Creative Finance Structures

  • Manage insurance workflows for properties acquired via subject to, wrap, or other creative financing methods.
  • Ensure proper listing of underlying lenders, sellers, and beneficiaries on all applicable policies.
  • Coordinate policy transitions during acquisition to ensure continuous coverage.

Claims Management

  • Serve as the primary point of contact for all insurance claims.
  • Coordinate with adjusters, contractors, property managers, and internal teams to ensure timely resolution.
  • Track claim status, reserves, recoveries, and loss trends to inform renewal strategy.
  • Maintain claims documentation and reporting for leadership review.

Cross Functional Collaboration

  • Partner with acquisitions, finance, property management, and legal teams to support business operations.
  • Provide insurance guidance during due diligence, onboarding, and property transitions.
  • Develop and maintain scalable processes to support rapid portfolio growth.

Required Qualifications

  • 2+ years of experience in property, commercial, or habitational insurance.
  • Strong understanding of landlord/DP3 policies, commercial package policies, liability structures, and STR specific coverage.
  • Experience managing multi state portfolios and high volume policy administration.
  • Familiarity with subject to/wrap financing and complex mortgagee requirements.
  • Strong analytical, organizational, and communication skills.
  • Proficiency with insurance documentation, policy review, and compliance workflows.

Preferred Qualifications

  • Experience working with MGAs, wholesalers, or national commercial brokers.
  • Background in real estate investment, property management, or STR operations.
  • Experience implementing master policies or scheduled property programs.
  • Property & Casualty insurance license (not required but beneficial).
