Position Overview: We are seeking a detail-oriented and technically proficient Commissioning Technician to join our growing team. This critical role is responsible for ensuring that newly installed or modified mechanical, HVAC, plumbing, and control systems function precisely as designed and meet all performance specifications and client requirements before project handover. The Commissioning Technician will be involved in various stages of the commissioning process, from pre-functional testing to functional performance testing, troubleshooting, and documentation. This position offers a unique opportunity to directly impact the quality and efficiency of complex building systems.

Key Responsibilities:

  • System Testing & Verification: Conduct pre-functional and functional performance tests on mechanical systems, including HVAC, piping, plumbing, and associated controls, to verify proper installation, operation, and performance against design specifications.
  • Troubleshooting & Resolution: Identify, diagnose, and troubleshoot system deficiencies, equipment malfunctions, and control sequence errors. Collaborate with project teams, engineers, and contractors to implement corrective actions.
  • Documentation & Reporting: Meticulously document all testing procedures, observations, test results, deficiencies, and resolutions. Generate comprehensive commissioning reports, checklists, and punch lists.
  • Controls & BMS Integration: Verify proper operation and calibration of control devices, sensors, and Building Management Systems (BMS). Test control sequences and system integration.
  • Calibration & Adjustment: Perform necessary adjustments and calibrations to optimize system performance, ensuring energy efficiency and occupant comfort.
  • Blueprint & Specification Interpretation: Accurately read and interpret blueprints, mechanical drawings, control schematics, specifications, and commissioning plans to guide testing procedures.
  • Site Coordination: Work collaboratively with construction teams, subcontractors, project managers, and clients to coordinate commissioning activities, schedules, and resolve issues.
  • Equipment & Tool Operation: Safely operate and maintain specialized commissioning equipment and instrumentation (e.g., airflow meters, pressure gauges, temperature probes, data loggers).
  • Safety Adherence: Strictly adhere to all company safety procedures and OSHA regulations (OSHA 10-hour preferred), ensuring a safe work environment for all.
  • Client Interface & Training: Assist in demonstrating system functionality to clients and facility operators, and contribute to the development of operations and maintenance (O&M) manuals and training sessions.
  • Perform other related duties or special projects as assigned.

Required Qualifications & Experience:

  • Minimum of 3+ years of direct experience as a Commissioning Technician or similar role focused on mechanical, HVAC, or plumbing systems in large commercial, industrial, or medical construction projects.
  • Strong understanding of HVAC systems (air handling units, chillers, boilers, pumps, VAVs), hydronic systems, and building controls.
  • Proven ability to read and interpret complex blueprints, mechanical drawings, control schematics, and technical specifications.
  • Hands-on experience with commissioning testing equipment and instrumentation, including data logging, airflow measurement, and pressure testing.
  • Demonstrated experience in conducting functional performance testing (FPTs) and documenting results thoroughly.
  • Excellent problem-solving and troubleshooting skills for mechanical and control system deficiencies.
  • Proficient in basic computer applications (e.g., Microsoft Office Suite) for reporting and documentation.
  • Strong communication and interpersonal skills to collaborate effectively with diverse project teams and clients.
  • Ability to work independently and manage multiple tasks in a fast-paced construction environment.
  • Must be able to fulfill the essential job functions in a consistent state of alertness and a safe manner, including working from ladders or lifts as required.
  • OSHA 10-Hour Construction Safety certification preferred.
