Position Overview: We are seeking a highly experienced Construction Project Manager with a specialized background in mechanical systems to lead complex HVAC and plumbing construction and renovation projects. This role demands a proven track record of managing projects from initiation through closeout, ensuring stringent adherence to cost, schedule, quality, and safety parameters, particularly within active healthcare environments.
Key Responsibilities:
- Lead comprehensive project lifecycle management for multiple concurrent mechanical construction projects, encompassing HVAC, plumbing, and building automation system (BAS) scopes.
- Oversee and direct project engineering and field supervision personnel, ensuring seamless coordination and compliance with contractual documents.
- Expertly manage project financials, including establishing schedules of values, meticulous budget control, cost code adherence, and accurate progress payment application submission/review, with a focus on strategic overbilling goals for optimal cash flow.
- Drive safety excellence by implementing and enforcing robust safety policies in collaboration with dedicated safety professionals.
- Strategically procure materials, equipment, and subcontracts, maintaining rigorous financial controls and records.
- Facilitate the design-build/design-assist process by effectively collaborating with engineering and architectural design teams.
- Cultivate and maintain robust client relationships, identifying opportunities for future project development.
- Administer comprehensive contract compliance, including submittals, shop drawings, operations and maintenance manuals, and the lien process when necessary.
- Lead negotiations for construction change orders and deliver impactful project presentations to stakeholders.
Required Qualifications & Experience:
- Minimum 5 years of dedicated project management experience specifically within full mechanical contracting firms or a directly related specialized construction field.
- Mandatory mechanical industry background, demonstrated through education (Construction Management or Mechanical Engineering degree highly preferred) or equivalent, verifiable mechanical construction experience.
- Extensive experience with renovation projects within existing commercial, industrial, and critically, active operating healthcare facilities (75% of portfolio).
- Demonstrated proficiency in managing mechanical & plumbing scope of work, encompassing the full spectrum of HVAC systems (airside/hydronic), plumbing (domestic/medical gas), and BAS.
- Proven ability to manage multiple complex construction projects concurrently, maintaining critical path schedules and financial performance.
- Advanced proficiency with construction project management and accounting software, including Timberline or similar enterprise-level systems, MS Office Suite (Excel, Word, Outlook), and CAD/BIM platforms.
- Expertise in reviewing and loading final estimates into project cost systems, preparing contract billings, and performing detailed cost/budget analysis.
- In-depth understanding of project closeout procedures, including retainage collection.
- Exceptional negotiation skills for change orders and strong presentation abilities.
- Demonstrated ability to prepare and coordinate submittals, shop drawings, and O&M manuals for complex mechanical systems.

Pay: $90,000.00 - $115,000.00 per year
