Role Overview

The Commissioning Specialist is a construction-phase role responsible for verifying that mechanical and plumbing systems are installed correctly the first time, documenting the installation as it happens, and building the pre-functional record that supports clean turnover.

This role is embedded with the field team during the installation phase, not after. The job is to walk the work in progress, identify installation issues before systems are concealed or energized, develop and execute pre-functional checklists, and maintain the commissioning record that supports system turnover.

Working closely with project managers, superintendents, foremen, subcontractors, and engineers, the Commissioning Specialist plays a critical role in catching issues early on the install side and supporting successful project closeout.

This is a field-focused position for candidates with a sub-side commercial mechanical contractor background who have moved into QA/QC, installation verification, or commissioning documentation. The right candidate has helped build commercial HVAC and plumbing systems in the field and now applies that experience to verifying and documenting the work as it goes in.

This role is for Field-experienced mechanical or plumbing professionals who have moved into QA/QC, installation verification, or sub-side commissioning. Project engineers or field engineers from commercial mechanical subcontractors with strong documentation discipline. Mechanical foremen or superintendents transitioning into a Cx or QA/QC track or Sub-side QC inspectors with hands-on commercial mechanical and plumbing scope.

Controls and building automation knowledge is useful context, but this role is not a controls position. Candidates whose career is centered on BAS programming, DDC startup, or post-energization controls troubleshooting are not the target profile. The successful candidate understands controls well enough to coordinate with the controls contractor, but their core experience is in installing and verifying the mechanical and plumbing systems themselves.

Core Responsibilities

  • Walk job sites during active installation and verify mechanical and plumbing systems are being installed per design documents, submittals, and manufacturer requirements
  • Develop, maintain, and execute pre-functional checklists for HVAC, hydronic, and plumbing systems throughout the construction phase
    Document installation progress, deficiencies, and corrections in real time
  • Review construction drawings, submittals, and sequences of operation to anticipate installation requirements before work is in place
  • Coordinate with project managers, superintendents, foremen, and subcontractors to identify and resolve installation issues before systems are concealed or energized
  • Build and maintain the commissioning record that supports system turnover, including issues logs, verification documentation, and pre-functional sign-offs
  • Support the transition from installation verification into functional testing by providing complete, organized pre-functional documentation
  • Coordinate with testing and balancing (TAB) and controls teams once systems are ready, leading from the construction-phase side
  • Participate in QA/QC walkdowns, punch list resolution, and final closeout documentation
  • Communicate field findings, risks, and progress to project leadership in a timely, written, traceable format
  • Enforce quality, safety, and project specification compliance on the installation side
  • Assist in preparing system manuals, reports, and project closeout documentation

Required Background

  • Must be authorized to work in the U.S. without sponsorship as sponsorship is not available for this position
  • Sub-side commercial mechanical contractor background required (general contractor only, owner-side only, or industrial process only experience does not qualify)
  • Hands-on construction-phase experience installing, supervising the installation of, or verifying the installation of commercial HVAC and plumbing systems
  • 3+ years of experience in commercial mechanical construction in a field, QA/QC, project engineering, or installation verification capacity
  • Working knowledge of commercial HVAC and hydronic systems including AHUs, RTUs, chillers, cooling towers, VAVs, VFDs, pumps, hydronic piping, ductwork, and plumbing systems
  • Demonstrated ability to develop and maintain pre-functional checklists, installation verification logs, and turnover packages
  • Ability to read and interpret construction drawings, mechanical and plumbing submittals, and sequences of operation
  • OSHA 10 certification required; OSHA 30 preferred (obtainable on hire if not currently held)
  • Proficiency with Microsoft Office (Excel, Word) and basic project tools
    Hospital, data center, or mission-critical project experience on the mechanical contractor side strongly preferred
  • EPA Universal Certification preferred
  • Familiarity with commissioning tools such as CxAlloy, BIM360, or Procore preferred
  • Familiarity with LEED commissioning or ASHRAE Guideline 0 documentation requirements preferred
  • Career trajectory from the trades into a QA/QC or Cx documentation role preferred
  • Valid driver's license and ability to pass background and drug screening
