Role Overview
The Senior Project Manager provides overall direction and leadership for significantly complex commercial construction projects and/or multiple concurrent projects. This role owns project outcomes across safety, schedule, quality, financial performance, and client satisfaction.
You will lead the full project lifecycle from preconstruction through closeout, managing people, processes, and client relationships while ensuring projects are delivered safely, on schedule, and profitably. This position plays a critical leadership role on large-scale commercial projects and serves as a key point of contact for owners, design partners, and internal stakeholders.
Ideal candidates bring deep experience managing large commercial construction projects, strong financial and contractual expertise, and the ability to lead high-performing project teams.
Core Responsibilities
- Lead and model a strong safety culture, reinforcing an injury-free work environment through personal leadership and team mentoring.
- Manage all phases of the project lifecycle, including preconstruction, buyout, construction, and closeout.
- Support preconstruction efforts including quantity takeoffs, trade coordination, scope development and review, bid package development, schedule development, and bid analysis.
- Plan and execute project buyout strategy, verify pricing and scope, conduct gap analysis, and issue subcontracts.
- Establish and manage submittal schedules; review and approve shop drawings and samples prior to submission.
- Coordinate with Logistics and internal teams to secure materials, equipment, and pricing.
- Partner with Risk Management to review subcontractor qualifications, bonding requirements, and ongoing risk exposure.
- Lead coordination efforts among subcontractors, owners, field leadership, design teams, and vendors.
- Manage the change order process, including pricing reviews, schedule impacts, and owner/architect approvals.
- Lead project meetings including progress meetings, monthly project reviews, and Owner-Architect-Contractor (OAC) meetings.
- Oversee subcontractor and owner pay applications on a monthly basis.
- Develop, maintain, and update project schedules in collaboration with the Project Superintendent, utilizing Lean principles where applicable.
- Identify potential schedule risks and implement mitigation strategies related to scope changes, manpower, weather, and procurement.
- Prepare detailed project documentation impacting budget, schedule, quality, safety, and legal matters.
- Provide regular reporting and financial analysis to communicate overall project health and profitability.
- Prepare monthly cost reports and margin forecasts; actively manage budgets and drive financial performance.
- Lead the project closeout process including punch lists, subcontract closeout, warranties, and final financial reconciliation.
- Interface with legal counsel as required on contractual or project-related matters.
Required Background
- Bachelors degree in Construction Management, Engineering, or a related field (or equivalent relevant experience).
- 10+ years of construction management experience.
- Proven experience delivering large, complex commercial construction projects.
- Strong leadership experience managing project teams and client relationships.
- Solid understanding of construction means and methods, project controls, and financial management.
- Proficiency with project management and accounting software (CMiC or similar).
- Experience with scheduling software, construction technology, and BIM coordination.
- Strong communication, presentation, and negotiation skills.
- U.S. work authorization required; visa sponsorship not available.
- Willingness to work non-traditional hours and travel as project needs require.
