Job Description

Reports to the Project Director or assigned project leadership. Provides support with planning, coordination, and direction for construction management activities on an active hospital site in San Francisco. The projects range in size from a large Maintenance & Operations wing ($70M) to smaller projects ranging from $600k to $15M.

Essential Duties & Responsibilities:

  • OSHPD/HCAI experience.

  • Ability to standalone on a project and direct the project team.

  • Possesses functional knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements.

  • Ability to review and negotiate change orders.

  • Manages all aspects of construction, including close-out activities (punch list management, warranty paperwork, as-builts, and all pertinent turnover documentation).

  • Has experience with database project controls software systems.

  • Provides management support to coordinate, direct, and monitor activities of contractors/subcontractors, engineers, architects, and related performing entities.

  • Provides project controls, cost, and performance activities and procedures support and administration.

  • Assists the project team with tracking construction progress/schedule, verifying field conditions against approved drawings, processing PCOs (Potential Change Orders), Submittals, and RFIs.

  • Organizes and maintains all records, correspondence, contracts, research analysis, and other materials related to the design, bidding, and construction.

  • Tracks and maintains logs of submittals, RFIs, construction change documents, change order requests, and approved change orders.

  • Certifies and tracks monthly progress payments.

  • Coordinates special inspections with onsite contractors.

  • Evaluates and understands basic construction means and methods.

  • Maintains project photos and daily reports.

  • Assists with scheduling of inspections.

Minimum Qualifications:

  • 4-year college degree required. Bachelor of Science in Architecture, Construction Management, or Engineering preferred.

  • Minimum of 7 years of field experience administering construction contracts for public projects.

  • Thorough knowledge of construction contracts, drawings, estimates, and specifications to ensure compliance with project requirements.

  • Ability to work positively in a team environment.

  • Excellent verbal and written communication skills.

  • Strong issue management skills with the ability to track and resolve issues effectively.

  • Ability to meet deadlines and proactively plan project tasks.

  • Excellent organizational skills with the ability to set and achieve short- and long-term goals.

  • Strong attention to detail and documentation of deliverables.

  • Experience with permitting through local authorities having jurisdiction.

  • Excellent negotiation skills, particularly regarding design issues.

  • Proficient in Bluebeam or Adobe Acrobat, Excel, and Word; experience with construction management software preferred.

  • Knowledge of project controls software such as Eadocs, Prolog, Impact, or similar.

  • Construction contract administration.

  • Safety training required.
