Key Responsibilities
Pre-Opening & Project Handover

Coordinate with project managers, contractors, and consultants during final construction and handover stages.

Conduct inspections of all MEP (Mechanical, Electrical, Plumbing) systems prior to opening.

Ensure proper testing, commissioning, and documentation of all building systems.

Identify and resolve snags and defects before operational launch.

Establish preventive maintenance programs prior to opening.
Engineering Operations Setup

Develop Standard Operating Procedures (SOPs) for all engineering functions.
-
Set up maintenance schedules, asset registers, and inventory systems.
-
Implement CMMS (Computerized Maintenance Management System) if applicable.
-
Prepare engineering budgets, including CAPEX and OPEX forecasts.
Team Leadership & Recruitment

Recruit, train, and lead the engineering team.
-
Develop duty rosters and on-call procedures.
-
Conduct technical training and safety briefings.
-
Foster a culture of accountability, safety, and proactive maintenance.
Health, Safety & Compliance
-
Ensure compliance with local regulations, fire safety codes, and environmental standards.

Oversee fire life safety systems, emergency power systems, and HVAC operations.
-
Coordinate inspections with local authorities before opening.
-
Develop emergency response procedures and crisis management protocols.
Operational Readiness

Ensure guest rooms, public areas, back-of-house, and critical systems are fully operational before opening day.

Support mock-up room testing and soft opening readiness checks.

Maintain strong collaboration with Housekeeping, Front Office, and F&B during pre-opening trials.
Qualifications & Experience
-
Degree or diploma in Mechanical, Electrical, or Civil Engineering (or related field).

5–8+ years of engineering experience in hotels or large commercial properties.
-
Previous pre-opening experience strongly preferred.

Strong knowledge of HVAC, electrical systems, plumbing, BMS, and fire safety systems.

Familiarity with local building regulations and compliance standards.
