POSITON NAME: Property Maintenance Supervisor
Minimum Qualification Required:
- A related Bachelor Degree in Property Studies , Facility Management or equivalent technical certification.
- At least 5-10 years of property maintenance experience including supervision.
- Strong knowledge of building systems (brick laying, plumbing, electrical, carpentry, etc).
- Proven experience in construction and project management will be an added advantage.
- Leadership and team management skills.
- Excellent problem-solving and organisational abilities.
- Ability to read technical reports, manuals and blueprints.
- Strong communication skills and customer service skills.
- Valid driver's licence.
- Computer literacy (Microsoft Word, PowerPoint Excel and other MS office applications).
Primary Role Description
- To render, supervise general maintenance and management services of all properties.
- To assist the Property Manager in coordination, management and scheduling of maintenance needs and requests of all properties.
- To work directly with tenants / clients to provide prompt and effective customer service and resolution to all maintenance needs. Responsible for the maintenance of equipment, machinery and tools.
Key Results Area
- Assist the Property Manager to develop annual preventative and routine maintenance schedules for all properties.
- Assess properties, develop the scope including bills of quantities where applicable and oversee all maintenance activities according to the maintenance schedule and budget.
- Oversee all maintenance needs and provide effective supervision to the Maintenance Team
- Respond to and resolve all maintenance emergencies and requests.
- Assist with assembling and coordinate maintenance project teams including architects, engineers, contractors, etc.
- Assist the Property Manager with monitoring of new property development projects to ensure quality and timely completion.
- Comply with the company safety procedures and industry standards.
- Prepare and Manage maintenance budget, inventory and purchasing of materials and supplies.
- Prepare progress and property condition reports.
- Obtaining permits and licenses required and keeping abreast of general industry development and building regulations.
- Visit construction sites and advise on various activities.
- Supervise and train the Maintenance Team to ensure professional and quality service delivery.
- Support renovations, unit turnovers, and capital and improvement projects.
- Perform regular inspections of buildings, grounds and systems.
- Assist with the preparation of bidding documents and related procurement matters
- Ensure proper filling a record keeping for contracts and work schedules.
