Brandon O'Brien is the Manager of IPM, LLC, a real estate investment and operations company focused on mobile home parks and affordable housing across several states. IPM's mission is to benefit investors and team members while improving communities, fostering homeownership, and creating safe, affordable places for people to call home. The team is dedicated to maintaining strong operations while balancing social responsibility with profitability.

We're looking for a proactive, loyal, and detail-oriented Virtual Assistant who can take ownership of tasks and operate with minimal supervision. You must be aligned with our Core Values:

In this role, being tenacious, reliable, and able to switch between tasks without losing momentum is key. You'll be communicating regularly with Brandon, so responsiveness and clear updates are important.

Some of your responsibilities will include:

  • Following up consistently with vendors, contractors, managers, and other stakeholders
  • Assisting with insurance policy quotes, audits, and lender requests
  • Preparing leases and assisting with basic accounting
  • Posting available rental/sale listings on platforms like Zillow and TurboTenant
  • Calling contractors and vendors to obtain bids
  • Scheduling appointments and maintaining calendars
  • Supporting knowledge base development and process documentation
  • Checking emails, sending follow-ups, and updating tasks in Asana or similar tools
  • Quickly and accurately handling task requests given by phone - often on the fly with minimal direction - and taking immediate action to move things forward

In addition to the above, the ideal candidate must be/have:

  • Detail-oriented and highly organized
  • Gets to the point quickly and communicates clearly
  • Strong follow-through and ownership of tasks from start to finish
  • Tenacious - sticks with a task until it's 100% complete
  • Takes full ownership of their work and doesn't need to be chased down
  • Able to think on their feet, take initiative, and handle requests with little direction
  • Thick-skinned and not easily offended; handles feedback without overthinking or taking it personally
  • Comfortable working in a direct, construction-based work culture
  • Fun and kind, with a good sense of humor while staying focused on getting work done
  • Works independently with limited training and can figure it out as needed
  • Strong work ethic with the ability to make decisions and act without waiting for constant direction
  • Tech savvy and quick to learn new tools and systems

Position Details

  • This is a 1099 contractor position
  • The position will be 25-30 hours per week to start, with the intent to grow into a full-time role quickly
  • Benefits include PTO and bonus pay
  • Monday - Friday, flexible hours between 9:00 am and 5:00 pm ET
  • The pay rate is $23/hr. USD with the opportunity to move to $25 after the first 90 days
  • You must be able to pass a background check
  • We're looking for someone to become a long-term (3+ years) team member
