Position Overview
HireNow Staffing is confidentially partnering with a well-established multifamily ownership group seeking an experienced Maintenance Operations Manager to oversee all maintenance functions at a large-scale residential community in the Youngstown/Austintown area.
This role requires a proven leader who has successfully managed maintenance operations at high-unit-count multifamily properties. The selected candidate will be responsible for operational efficiency, team leadership, budget oversight, vendor coordination, and property-wide maintenance execution.
Candidates must demonstrate consistent job tenure and verifiable experience managing maintenance operations at communities of similar size and scale. Frequent job changes without progression will not be considered.
Core Responsibilities
Operational Leadership

Direct and oversee daily maintenance operations across a 500+ unit multifamily property.

Supervise and schedule maintenance technicians, grounds staff, and support personnel.

Establish clear performance expectations and accountability standards.

Conduct regular inspections of completed work to ensure quality and compliance.
Turn & Work Order Management

Oversee all unit turnover processes to ensure timely delivery of market-ready apartments.

Monitor service request completion timelines and aging reports.

Implement preventive maintenance programs to reduce long-term capital exposure.

Identify operational bottlenecks and deploy corrective action plans.
Budgeting & Cost Control

Manage maintenance budgets, track expenditures, and control inventory levels.

Oversee purchasing, vendor contracts, and pricing negotiations.

Ensure cost-effective solutions without sacrificing quality or safety.

Partner with property management leadership on forecasting and expense planning.
Compliance & Safety

Maintain compliance with fair housing, safety, and local regulatory standards.

Enforce safe work practices and ensure OSHA compliance where applicable.

Conduct property-wide safety reviews and risk mitigation assessments.
Systems & Reporting

Utilize property management software to track maintenance activity and reporting.

Analyze operational metrics to drive performance improvements.

Provide leadership with structured updates on maintenance KPIs and staffing performance.
Required Qualifications (Non-Negotiable)

Direct experience managing maintenance operations for 500+ multifamily units.

Minimum of several years in a maintenance leadership or operations management role.

Proven experience supervising and leading maintenance teams.

Strong understanding of multifamily property systems (plumbing, HVAC, electrical, appliances).

Demonstrated ability to manage budgets and control maintenance expenses.

Valid driver's license and reliable transportation.

Must reside within reasonable commuting distance of Youngstown, OH.

Stable employment history with consistent tenure.

Authorized to work in the United States without sponsorship.
Preferred Qualifications (Strongly Emphasized)
