ROLE OVERVIEW:

The Senior Site Manager is responsible for the overall management, coordination, execution, and delivery of construction projects on site in accordance with the contract requirements, approved programme, quality standards, safety regulations, and company procedures.

The role requires strong leadership, technical construction knowledge, contractual awareness, planning capability, and the ability to manage multiple work fronts, subcontractors, suppliers, and site personnel simultaneously. The Senior Site Manager acts as the primary operational representative of the contractor on site and is responsible for ensuring that projects are delivered safely, on time, within budget, and to the required quality standards.

RESPONSIBILITIES:

Site Management & Leadership

  • Take full responsibility for day-to-day site operations.
  • Manage and coordinate all construction activities on site.
  • Lead site teams including foremen, junior site managers, safety officers, surveyors, admin staff, and subcontractors.
  • Ensure site discipline, productivity, and professional conduct. Conduct daily site meetings and toolbox talks.
  • Allocate resources effectively to maintain programme targets.
  • Ensure adequate supervision across all active work fronts.
  • Monitor labour productivity and take corrective action where required.
  • Ensure clear communication between site management, subcontractors, consultants, and head office.

Programme & Production Management 

  • Implement and manage the approved construction progamme.
  • Monitor critical path activities and identify risks to programme.
  • Plan short-term and long-term activities to ensure programme compliance.
  • Coordinate procurement and material deliveries in line with programme requirements.
  • Ensure that long lead items are identified early and tracked.
  • Drive production to achieve sectional and practical completion dates.
  • Monitor progess daily and provide accurate reporting.
  • Identify delays and notify senior management immediately.
  • Assist with recovery progammes and acceleration plans where required. Coordinate sequencing between trades and subcontractors.

Health & Safety Management

  • Ensure full compliance with the Occupational Health and Safety Act and Construction Regulations.
  • Enforce site-specific safety requirements and company safety policies.
  • Ensure valid safety files, appointments, permits, and inductions are in place.
  • Conduct regular safety inspections and risk assessments.
  • Ensure all incidents, near misses, and non-conformances are properly investigated and reported.
  • Drive a proactive safety culture on site.
  • Ensure housekeeping standards are maintained at all times. Stop unsafe work immediately where required.

Quality Contol & Technical Compliance

  • Ensure all work complies with approved drawings, specifications, SANS standards, and contract requirements.
  • Conduct regular quality inspections.
  • Identify defects and ensure corrective action is implemented.
  • Ensure proper setting out and dimensional accuracy.
  • Coordinate inspections with consultants and professional teams.
  • Ensure all testing, commissioning, and quality documentation is completed. Manage snagging and close-out processes.
  • Ensure proper control of revisions and issued drawings.

Contractual & Commercial Awareness

  • Maintain a clear understanding of the project contract conditions (JBCC, FIDIC, NEC, etc.).
  • Identify variations, delays, and disruptions affecting the works.
  • Ensure all site instructions, variation orders, and changes are recorded properly. Assist in the preparation of notices of delay, extension of time claims, and variation documentation.
  • Monitor subcontractor performance and contractual compliance.
  • Assist the commercial team with progress measurements and valuations.
  • Prevent unnecessary project costs through proper planning and management.

Subcontractor & Supplier Management 

  • Coordinate all subcontractors on site.
  • Ensure subcontractors comply with programme, safety, and quality requirements.
  • Conduct regular coordination meetings.
  • Monitor subcontractor resources and productivity.
  • Ensure suppliers deliver materials in accordance with approved schedules.
  • Resolve interface issues between trades.
  • Enforce contractual obligations where subcontractors underperform.

Site Administration & Reporting

  • Maintain accurate daily site diaries.
  • Ensure all inspections, instructions, delays, and incidents are properly recorded.
  • Compile daily, weekly, and monthly progress reports.
  • Monitor labour attendance and productivity.
  • Maintain proper document control systems.
  • Ensure all drawings issued for construction are current and approved.
  • Track plant utilization and site resources.
  • Maintain photographic records of progress and issues.

Client & Professional Team Liason

  • Act as the main operational contact between the contractor and professional team on site.
  • Attend site meetings and teclmical coordination meetings.
  • Maintain professional relationships with clients, consultants, and stakeholders. 
  • Resolve site queries and technical issues proactively Ensure client expectations are managed effectively. 
  • Communicate project risks and constraints early.

REQUIREMENTS:

  • National Diploma or Degree in Construction Management, Civil Engineering, Building Science, or related field.
  • Valid SACPCMP registration advantageous.
  • Valid First Aid and Construction Safety certifications advantageous.
  • Minimum 10—15 years construction experience.
  • Minimum 5 years experience in a senior site management role.
  • Proven experience on large commercial, industrial, retail, residential, or infrastructure projects.
  • Experience managing multiple subcontractors and large labour forces.
  • Strong understanding of reinforced concrete, structural steel, finishes, and services coordination.
  • Experience working under JBCC and/or FIDIC contracts.

SKILLS: 

  • Strong construction sequencing knowledge.
  • Ability to read and interpret drawings and specifications.
  • Excellent programme management skills.
  • Strong understanding of construction methodologies.
  • Knowledge of SANS standards and OHS legislation.
  • Strong problem-solving capability.
  • Excellent understanding of quality management systems. Proficient in:
